How do I know whether I need a roof repair or a full replacement?

Age, and how widespread the problem is. A roof with isolated damage and plenty of life left is usually a repair. If shingles are curling or losing granules across the whole surface, or there are leaks in more than one place, replacing it costs less than repairing it repeatedly. We will tell you which one you are looking at after the inspection, and we will say so if a repair is the right answer.

How long does a roof replacement take?

Most single-family homes in the Traverse City area are a one to two day job once we start, weather permitting. We schedule around the forecast rather than opening a roof up ahead of a storm.

Can you replace a roof in a Northern Michigan winter?

Often, yes, but it depends on the temperature and the material. Asphalt shingles need to seal properly, and that is slower in the cold. If conditions are wrong for a lasting job we will tell you and, where the roof is leaking now, do a repair to get you through until it can be done right.

What causes ice dams, and can a new roof stop them?

Ice dams form when heat escaping into the attic melts snow on the roof, which then refreezes at the cold eaves and backs water up under the shingles. The roof itself is only half of it — ventilation and insulation are the other half. A proper replacement includes ice and water shield at the eaves and gets the ventilation right, which is why we look in the attic.
